What is Home Staging?

Home staging is the preparation of a residence for sale in the marketplace. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for more money.

Home Staging is proven to increase the property sal
e price and speed up the sale. According to the 2022 study and subsequent report by The Home Staging Association 100% of respondents agreed that:
  • Staging increases the number of viewings
  • Homebuyers spend more time viewing a staged home as opposed to a non-staged home
  • Properties with professional photos get more viewings than properties with poor images
  • 87% said that Home Staging makes it easier for a buyer to visualise a property as their future home
  • 71% recommend Home Staging for over half their properties

Home Staging is not just for homes that are unoccupied.
We go into fully furnished homes and create a plan using a clients existing furniture. We add things like art, soft furnishings (cushions, throws) and other accessories which we know will make the home appeal to a wider audience and showcase it at its best.

When it comes to Home Staging a property for sale, as former boutique estate agents, we understand exactly what it takes to get your home looking perfect for your marketing campaign and what it takes to attract the right kind of buyers. Our unique understanding of residential sales and successful case studies prove our Home Staging service is unparalleled.

We create bespoke packages for each home as no two needs or sizes are the same. A rough starting point, might look like this:

Fully Staging an empty home can begin at £500 per room.
A rental fee for all furniture is then required on a month to month basis and a bespoke package can be discussed.

Accessorising Package: £300
This is for a home that is already furnished and might need some extra attention to really make it sing for the marketing photos. This is for shoot day only and includes us on site making everything perfect in the key rooms: Master, Main Reception Room, Bathroom and Kitchen any additional rooms are £100 each.

These are guide prices and a comprehensive price list will be created after the consultation visit and discussion with the agent on who the primary target market is for the home.
We will always include one of our first class photographers as this plays a significant role in the marketing of your property.

"Vicky's services enabled the vendors to hold their nerve with their significant £2m+ asking price.

I am convinced this wouldn't have been the case without her." -Ben Evans, Estate Agent
